HOW CAN ROOFING PROFESSIONALS IMPROVE ROOF LONGEVITY?
Different roof materials have different lifespans. Asphalt roofs, for example, can last up to 30 years, metal roofs up to 70, and EPDM around 50 years. However, these years can shorten without proper maintenance or without addressing minor repairs when you need them.
When one or two shingles come loose, others tend to follow like dominoes until, eventually, the entire deck is exposed. This means that you now have leaks and interior damage to worry about.
Here's how our roofing professionals maintain and improve the longevity of your roof:
- Quality installation: We install your roof correctly, preventing issues like uneven weight distribution or ventilation problems that can lead to costly repairs or replacements.
- Regular maintenance: We offer routine inspections and maintenance to identify and resolve issues that can take years off your roof's life (such as reinforcing weak spots).
- High-quality materials: We help you select materials for new installations, repairs, or replacements that are durable and suited to your unique specifications.
HOW DO YOU ENSURE PROPER VENTILATION FOR A NEW ROOF INSTALLATION?
Proper ventilation helps regulate temperature and moisture levels in your attic. A well-ventilated system allows for continuous airflow, preventing heat and moisture buildup that either drives up your energy costs or gradually deteriorates your shingles.
Roof pitch is an important variable in the roof vent installation process. Steeper roofs often rely more on ridge vents for passive ventilation due to the natural chimney effect. Lower-pitch roofs might require more intake vents near the eaves for adequate air circulation.
Here are a few other factors we consider to achieve proper ventilation:
- Roof design review: We analyze design factors like roof type, pitch, and the presence of hips and valleys. If your roof design is complex, you might require more vents.
- Attic space evaluation: We also consider the size and layout of your attic. Larger attics might need a more comprehensive ventilation plan to ensure proper airflow.
- Sealing/insulation: We ensure the areas around your vents are properly sealed to prevent air leaks and install insulation barriers to maintain energy efficiency.
ROOF UNDERLAYMENT TYPES: WHICH DO YOU NEED?
We install roof underlayment, a waterproof barrier, directly on your roof deck so that if water somehow gets past the roof material, the underlayment prevents it from getting any further.
There are a few different types of underlayment, each offering different advantages:
- Asphalt-saturated felt: Also known as felt paper, this type of underlayment is economical and provides basic protection for most residential roofing applications.
- Synthetic underlayment: Typically made from polyethylene, synthetic underlayment is lightweight, durable, and resistant to tearing. It offers better water resistance and UV protection than felt paper.
- Rubberized asphalt: This type of underlayment is flexible and provides enhanced waterproofing capabilities. It's often used in areas prone to more severe weather.
The type of underlayment you need starts with your material selection. Asphalt-saturated felt works well with traditional asphalt shingle roofs, while synthetic underlayment is often ideal for metal roofs due to its heat resistance. Rubberized asphalt is a good choice if you're looking for extra water protection.
Is It Better to Repair or Replace Your Roof?
No two roofing assignments are alike. Determining whether to repair or replace your roof depends on various factors, such as the extent of damage, the age of the roof, and your budget constraints.
In some cases, minor repairs to leaky roofs or areas with damaged shingles can extend the lifespan of your roof. However, if the roof is approaching the end of its lifespan, has extensive damage, or lacks energy efficiency, a complete roof replacement may be the more cost-effective long-term solution. It’s best to weigh the pros and cons of each option to ensure that you make the decision that offers the most long-term benefits.
IS THE REPLACEMENT PROCESS DIFFERENT FOR ASPHALT SHINGLES VERSUS METAL ROOFING?
The replacement process for asphalt shingles and metal roofing differs in terms of preparation and installation techniques. Asphalt shingles are generally easier and quicker to replace due to their lightweight nature, with one caveat being that we might need to remove multiple layers to start.
Replacing metal roofing is typically more complex and time-consuming. Depending on the type (exposed fastener, snap-lock, double-lock), it often requires specialized tools to handle the larger, heavier panels. After we remove existing panels, we ensure the roof deck is secure and then align and fasten new panels.
CAN YOU REPLACE ROOF FASCIA AND SOFFITS WITHOUT REPLACING THE ENTIRE SYSTEM?
Soffits and roof fascia are parts of your roof's ventilation system. The soffit, the underside of the roof overhang, often has vented panels that facilitate air circulation. The fascia, the horizontal board running along the edge of your roof, shields your roof's edges from rain and debris.
Typically, you don't need to replace your entire system to update your soffit and fascia boards. As long as the underlying roof structure and shingles are still in good condition, this type of replacement is a separate project. This is because these components are on the exterior, not the core waterproofing layer.
HOW DO YOU REPLACE A CRACKED SLATE ROOF WITHOUT DAMAGING SURROUNDING TILES?
Despite slate roofing's durability, you might notice a stress fracture in your roof tiles following intense weather or improper installation. If you only have one cracked tile, we can replace it without affecting other parts of the system.
We start by carefully prying out the nails holding the cracked tile in place one by one, minimizing the stress on surrounding slates. Once removed, we secure the new tile (matched for size, thickness, and color) with slate or copper nails using pre-drilled holes to prevent creating new cracks.
HOW DO YOU KNOW IF YOUR ROOF SHEATHING NEEDS TO BE REPLACED?
Roof sheathing, also known as roof decking, is the layer of material that sits directly on top of your roof trusses or rafters. It's a stable and supportive base for the final roofing materials, whether you have shingles, metal panels, tiles, or something else.
Some symptoms of sheathing malfunction can suggest other issues. For example, curling shingles can be caused by worn-out asphalt, not necessarily damaged sheathing. However, a combination of these signs suggests your sheathing is at least part of the problem.
Here are a few signs your sheathing needs to be replaced:
- Dropping roof: Visible dips or sagging areas on your roof can indicate structural issues with the roof sheathing, possibly due to water damage or deterioration.
- Water stains: Water stains inside your building, especially on ceilings or walls directly below the roof, suggest roof leaks that may have damaged the sheathing.
- Buckling or warping: Buckled or warped roof sheathing boards, which are indicated by uneven lines or ripples on the surface of your roof, weaken its integrity.
- Missing/damaged shingles: Missing or damaged shingles can expose the sheathing to rain, leading to water damage and, eventually, structural failure.
